Investment Controller 80 - 100% (m/w/d) # Zürich To strengthen our Investment Controlling team, we are looking for a committed and motivated personality who contributes to the success of our company with professional competence, initiative and team spirit. The Investment Controller is responsible for the financial control and analysis of construction projects and real estate portfolios. He/she ensures the quality of the financials, supports decision-making processes and acts as a central interface between Finance, Asset Management and Development & Construction. Your tasks Controlling & Closings • Responsibility for the CAPEX closing process (incl. accruals, construction loan interest and capitalization of own services, fees) • Ensuring consistent financial data for closing, budget and forecast processes • Support in balance sheet valuations as well as in the external valuation process for real estate Project & Portfolio Management • Execution and organization of quarterly project and portfolio reviews • Analysis of construction projects (target/actual comparisons, cost and schedule development, development of target rent & yield, occupancy status) • Economic analyses and monitoring of investment costs Planning & Reporting • Responsible for the implementation of the budget, business plan and rolling planning processes (CAPEX) • Preparation of management reports, decision-making bases and KPI analyses • Preparation and further development of reporting templates and monitoring tools (incl. conducting internal training) Business Partner & Interfaces • Sparring partner for Asset Management, Development & Construction as well as Finance • Accompanying project teams in business matters as well as coordination with internal interfaces (loan applications, project committees, property sales, etc.) • Ensuring compliance with accounting standards and internal processes Professional • Completed studies (FH/Uni) in Finance, Controlling, Business Administration or comparable • Several years of experience in controlling, ideally in a real estate, construction or project environment • Good knowledge of accounting and investment appraisal • Very good Excel skills (BI / PowerQuery an advantage) Personal • High affinity for numbers and strong analytical skills • Controlling and entrepreneurial thinking • IT affinity and enjoyment of working with systems and data • Fast comprehension and structured way of working • Communication strength and assertiveness • Proficient German, English and/or French are a plus Success factors in the role • High data quality and reliability of the financials • Sound decision-making bases for management and committees • Efficient control and transparency of construction projects and portfolios • Strong networking and cooperation across departments We offer • Diverse, dynamic field of work • Collaboration in an uncomplicated team • Attractive working conditions • Modern, spacious office premises on the 33rd floor of the Prime Tower in Zürich Would you like to bring your experience and competencies to a future-oriented environment and actively participate in the development of the group?
