We are looking for the Acquisitions & Sales department for the Investment Fund Commercial for a:
Real Estate Transaction Manager 80-100% (m/f/d)

In this demanding function, you will take over the management of transaction projects and be responsible for the successful acquisition and divestment of real estate for Swiss Prime Site Solutions AG or the Investment Fund Commercial. In this function, you report directly to the Chief Investment Officer.
Your tasks:
Independent management and coordination of acquisition and sale processes for commercially used properties and real estate portfolios
Preparation of valuations as well as economic, scenario, and sensitivity analyses in accordance with the fund and portfolio strategy
Execution and coordination of the economic, legal, technical, and tax Due Diligence
Analysis of the income and risk situation of the properties, particularly regarding tenant creditworthiness, lease quality, contract terms, concentration risks, vacancies, and re-rental potential
Assessment of market positioning, third-party use capability, as well as the required investment, ESG, and repositioning needs
Preparation of investment and divestment proposals for the Investment Committee and the Board of Directors
Active market scouting and identification of strategy-compliant opportunities as well as conducting contract and price negotiations
Close cooperation with the Portfolio Management/CIO, Asset Management, Development & Construction departments as well as external specialists
Observation of relevant market, interest rate, user, and regulatory developments as well as participation in the further development of processes and decision-making bases
Your profile:
University degree in Business Administration, Law, Architecture, or Real Estate; further training such as CUREM, MRICS, or Master in Real Estate is an advantage
At least 3 years of experience in real estate transactions, valuation, or Asset Management, ideally with commercially used properties
Strong understanding of lease agreements, earning power, risks, market positioning, and long-term property strategies
Structured, analytical, and solution-oriented way of working with high individual responsibility as well as strong negotiation and communication skills
Business fluent German skills; English skills are a clear advantage
Viable network in the real estate market
